The 3rd floor bonus room can easily and inexpensively be converted into a master suite with bath. The 4” drain line for the toilet/sinks/tub is easily accessible. Water supply can be easily gained in the 2nd floor master closet, and directed to the new bath. Installation of an electric 15 gallon water heater will provide heater water supply. By choosing a single sink and a shower rather than a tub, the suite can be enlarged to approx. 12 X 15. The suite can be further enlarged to approx. 14 X 15 by utilizing the existing storage/closet areas without the addition of the 3X12 ft closets shown in the diagram. Cool ocean breezes flow from the 2nd floor patio doors, through the open French doors alongside of the open balcony sitting area, and through the suite to the existing window on the rear wall. With the French doors left open, a beautiful full ocean view will be enjoyed through the upper windows.
